Only include clean values, valueing +12 will be pretty ridiculous at the moment, seein as EA wise, +12 = +180diamonds to clean item value, but this doesn't mean to say lucky boots+12 = 181 diamonds... Infact luckies +12 sell for 50-70dias commonly. It's even more messed up considering the number of low-value and low-mid value items... EA's only don't affect very pricy items, say in the 1k + region. Also, when considering the value of ea's after use, you have to look at the items usefulness, and what the EA's have done to the item. For example, with Gloves of the Archer (Dex+2) (speed+1) there's no added value with EA's (partly because it's worth so much anyway) but also because EA's would only add armour to the item, which does nothing to the items usefulness.
